Although we are a full-service architectural design studio, you may not need every service that we offer, and that’s okay.
See below our menu of services and pick and choose which suits you and your project best.

1. CONCEPTUAL DESIGN
Before we begin any design studies we analyze the site. We determine the sun path, wind patterns and views and the access to find the best siting for the home. From our meetings we arrive at a wish list and budget giving us a design direction. We then start the sketching process usually by sketching a site plan or floor plans. Then we begin to develop exterior elevations that allow us to create the style and character of your home. A completed conceptual design will provide the exact size of the home and is used to submit for architectural review board approvals if required.
2. CONSTRUCTION DRAWINGS

Detailed drawings and specifications are prepared that will be suitable for pricing and permitting. We may also consult directly with a structural engineer or other consultants as required.

3. INTERIOR ARCHITECTURE

We will study the livability and functionality of the spaces as well as the transitions between the interior spaces. We will then develop the materials to be used in the home and design the details that will create purposeful transitions between them. As the key link between Architecture and Interior Design, Interior Architecture plays a key role in creating a well balanced home.

4. OWNER SELECTIONS

With an infinite number of decisions in the building process, the Owner Selections service assists the client in coordinating product specifications and finishes. Typically this includes appliances, plumbing fixtures, floor and wall finishes, architectural lighting, specialized doors and windows, cabinet styles, countertops, toilet and bath accessories, etc. This service also includes coordinated showroom visits, documentation of the owner’s selections and preliminary vendor pricing.

5. BIDDING & NEGOTIATIONS

There are a number of ways of selecting your Contractor and negotiating the construction cost for your Project, and we are able to assist you with your preferred method. The three most common methods are:

  1. Select Contractor at project start, then negotiate cost.
  2. Select Contractor during abbreviated pricing process during Design.
  3. Select Contractor after competitive bid process with fully developed drawings and specifications (Construction Documents).
6. CONSTRUCTION CONTRACT ADMINISTRATION

During the Construction Administration phase, Sandlapper Design Group administers the contract between you and your Contractor, which is based on our drawings and specifications. During the construction of the home, we act as your representative by observing the progress of construction for conformance with our drawings and specifications, by providing clarifications to our drawings, or with your approval, making modifications to the design, which may impact the Contractor’s work.

7. INTERIOR DESIGN

This is a collaborative process whereby our in-house interior design studio will work with you to make design decisions that are both compatible with your individual tastes and complimentary to the interior and exterior styling of the home. As your interior designers, we will work with you to select finishes, colors, furnishings and other interior treatments that coordinate the overall palette of the home.
